We encourage you to view our properties in person prior to accepting the offer of a tenancy. Where a property is currently occupied, it may not always be possible to arrange a convenient viewing slot, however we will endeavour to offer availability at the earliest opportunity. The majority of our properties can also be viewed online via our 3D virtual tour software. Whilst this does not replace an in-person viewing, it allows you to take a look around in your own time.
Whilst every effort is made to ensure that property listings and their particulars on our website and any other means used to market same are accurate, they do not constitute or form any part of an offer or contract.
Tenant(s) must not rely on said particulars as statements of representation of fact and must fully satisfy himself as to the accuracy of same prior to any acceptance of tenancy.
Tenant(s) shall be deemed to acknowledge that he has not entered into contract in reliance on said statements, that he has satisfied himself as to the content of each of the said statements by inspection or otherwise and that no warranty or representation has been made by the landlord or the said agents in relation to or in connection with the property.
Any error, omission or mis-statement in any of the said statements shall not entitle the tenant(s) to rescind or to be discharged from this contract other than by mutual agreement or the appropriate notice, nor entitle either party to compensation or damages nor in any circumstances to give either party any cause for action.

Should you wish to apply to rent a property, please complete the application form for initial screening and consideration which you can find on our website.
Your application will then be processed and added to our application tracking system which will keep you updated throughout the process. For reference, a copy of your application will also be forwarded to the email address you provided.
Please note that updates will ONLY be provided by email when the status of an application changes. Should we require any further information from you, we will then contact you directly either by email or telephone.
If you are provisionally accepted, you will be required to complete a full application and only then subject to full referencing and identity checking.
Should you wish for your application to be considered for any of our other properties, please do let us know. As long as your circumstances don’t change we will not require you to complete a further initial application.
A guarantor is a third party, such as a parent or close relative, who agrees to pay the rent and meet any other obligation that a tenant fails to meet. Where a guarantor is required, prior agreement must have been obtained before a guarantor application is submitted.
Landlords can take legal action to recover from a guarantor all payments of rent and any other payments due to the landlord which the tenant is required to pay under the terms of the tenancy agreement.
A guarantor may be required if the prospective tenant has not rented before, is a student, doesn’t have a regular source of income or there are any concerns about their ability to pay the rent.
A guarantor will require to have an annual income of at least three times the annual rent. Joint residential tenancies have joint and several liability and so where there are multiple tenants the guarantor is guaranteeing all the joint tenants and not just one particular tenant. The guarantor might have to pay costs which were due to another joint tenant(s) not having paid rent or causing damage to the property. Each guarantor will be required to complete a guarantor application form and provide the necessary proof of identification, employment and financial status documentation.
Failing to provide a guarantor in a timely manner may delay the processing of the tenancy application and any proposed tenancy.
In Scotland, it is illegal to require a tenant or prospective tenant as a condition of the grant, renewal or continuance of an assured or short assured tenancy or private residential tenancy, to pay any charges except rent and a refundable deposit of no more than two months’ rent.
Where a deposit payment is taken as part of the acceptance of a tenancy, there’s a legal duty to pay the deposit into an approved tenancy deposit scheme in order to protect the deposit until the end of the tenancy.
